7 Questions to Ask Before Hiring a Builder in the UK
Most UK building disputes trace back to misunderstandings agreed in a verbal quote. Avoid them by asking these seven questions before signing anything.
1. Are you on the Federation of Master Builders or Checkatrade?
Accredited trade bodies require proof of insurance, complaints handling, and quality standards. Always check the directory listing yourself.
2. Can I see two recent jobs and speak to those owners?
Photos are easy to fake. Phone calls with previous customers are gold.
3. What’s your insurance cover for property damage?
Minimum £2 million public liability is standard. Ask for the certificate.
4. Will the contract be a JCT or fixed-price?
For anything over £15,000, use a JCT Homeowner Contract — it protects both sides.
5. How are payments staged?
Never pay more than 10 % upfront. Stage payments tied to milestones (not dates) is the gold standard.
6. Who oversees building control?
The builder usually does, but confirm in writing — and ask for inspection certificates.
7. What’s your warranty?
